Pawleys Island is a barrier island less than 4 miles long and mostly 1 house wide, separated from the mainland by a beautiful salt marsh and accessible by two short causeways. Foreclosures spike - and they will get much worse. Foreclosures increased in 46 states and in 90 of the nation’s 100 largest metro areas. Yes folks bargain hunters are flocking into the foreclosures market. These “real estate owned” homes always have a clear title, which saves time, expense and general worries about foreclosures.

Foreclosures are properties that have been foreclosed by a mortgage lender and are now for sale through foreclosure auction. Foreclosures increased in 46 states and in 90 of the nation’s 100 largest metro areas. Foreclosures are on the rise and with it the numbers of abandoned homes are also increasing. After a foreclosure is completed, they will coordinate with a local real estate agent to get the property listed and sold. If governments or agencies want to help people in foreclosure, they really could learn from the people who have marketed to distressed homeowners for many years.

Mortgage delinquencies rose in the first quarter to 6. Mortgage rates are at a 2 year low and they are predicted to come down even further. The Mortgage Bankers Association’s first quarter report showed a record 2. It isn’t really worth it to continue making payments on an underwater mortgage and at 11% [usury] interest rate. It appears that REDC (US Home Auctions) is going to be quite busy this month and earning some nice commissions (5% “Buyers Premium”). Purchasing foreclosed homes can be a great and profitable experience, if you take the time to educate yourself on the complexities of buying foreclosure homes.

Since whether your house is worth as much as you paid for it shouldn’t normally affect whether you can afford to pay your mortgage (unless you’re taking the drastic step of “walking away” just because of the decline in value — a gamble, considering your credit rating gets shot). Also, banks are dishonest about a lot of foreclosures because they are dragging their feet in sending out default notices so that they don’t have to report them on their financials and also because they are waiting and hoping for a bailout.

Oftentimes vacations are when we soak up quality time with family and are as important to our mental and physical health as those yearly checkups with the family doc. So before you decide to eliminate that getaway all together, read on for a few tips that will show you how with a little creativity and flexibility, you can create a vacation in beautiful Myrtle Beach that will be just as rewarding and enjoyable and will have less of an impact on your wallet.

Spartanburg is a community that has something for everyone. It is located 98 miles northwest of Columbia, 80 miles west of Charlotte, and about 190 miles northeast of Atlanta. Spartanburg is serviced by two airports. The Spartanburg Downtown Memorial Airport, a small, mostly private airport, and the larger Greenville-Spartanburg International Airport (GSP) that services most major airlines. Spartanburg was rated the top city in South Carolina to live.

Spartanburg is also holds the Spartanburg Day School, a K-12 private school with multiple recent state championships in several sports. Spartanburg is also home to the South Carolina School for the Deaf and Blind. Spartanburg has been called a “College town”. It has six institutions of higher learning including the University of South Carolina Upstate which was formerly known as University of South Carolina Spartanburg, or USC. Spartanburg is also located an hour away from the Clemson Tigers and about an hour and a half away from the University of South Carolina Gamecocks.

It is the second-largest city of the three primary cities in the Upstate region of South Carolina. Spartanburg’s cultural anchor for history, art, theatre, dance, music, and science, is located in a three building complex on the northern edge of the downtown area.

Spartanburg is one of the five best real estate buys in the country, and was also rated by Relocate America as one of the “Top 25 Places to Live and Go to School” in 2007. The Grand Strand offers numerous locations, such as Murrells Inlet and all along the Waccamaw river. Anglers can take advantage of all of the unique features each location has to offer.

Those in the know can tell you that the most prized and largest fish are to be found off of the South Carolina coast. If you are looking for a good deal, try visiting Myrtle Beach in the fall or winter when the rates drop. You will find great deals in room rates and charter fishing. Read on for some information about what the area has to offer.

The Atlantic Ocean offers a myriad of catches, but is most known for grouper, sailfish, snapper, black sea bass, yellow-fin tuna, marlin, king mackerel, and dolphin. The abundant options are truly a fisherman’s delight. If you chose to charter your fishing expedition and wish to stay near the shore, you will be able to catch trigger fish, snapper, red fish, speckled trout, and other varieties of small fish. For surf fishing in Myrtle Beach, try stopping in one of the many bait shops and inquire about what is hitting and what would be best used as bait. But be prepared. Ocean fishing in South Carolina requires a permit. The fee for a saltwater fishing license for non-residents is $35 and is good for one year. Residents pay $10 for a one year license.

An excellent bargain can be had in pier fishing. The Cherry Grove Pier in North Myrtle Beach charges fishermen $10 a day. It extends over 1,000 feet into the Atlantic Ocean. There are numerous piers along the Grand Strand that offer similar bargains and exceptional fishing.

If you are interested in freshwater fishing, take a trip along the Waccamaw river. It offers fantastic fishing and even better scenery. On the Intracoastal Waterway and in the Little River jetties, and even in the creeks you will find plenty of trout, spot tail bass, and flounder. If you are a fisherman, then Myrtle Beach is for you. Ask a Realtor, and you will get a resounding, “YES!” Watch any news network and you will sink into the doom and gloom forecasting that will have you watching every penny you spend. It is true that we are currently experiencing a buyer’s market. There are a lot of deals to be had out there, with foreclosures flooding the market and homeowners desperate to unload some of their financial burdens. Prices have fallen, even dramatically in some areas. Merrill Lynch says that home prices will fall 15 percent this year, and possibly another 10 percent in 2009. And with 30 year fixed rates at record lows, why shouldn’t everyone be buying?

It is not only about the economy’s health but rather about your personal wealth. There is a new bottom line in the real estate market: if you have a sizable down payment and a good credit score, you might get a loan. The pendulum has swung. Lenders have written themselves into a tight spot, have lost billions of dollars, and are not willing to take the same risks they did just a few years ago.
